Dear Prospective Tenant,
All prospective tenants go through the following application process.
There are some general guidelines that you should be familiar with before you start the application process. The following are the main items that our realtors will be screening for in prospective tenants:
- Credit score of 600 or more (you can check your score for free at creditkarma.com);
- Total rent cannot exceed 35% of your earned income;
- Good credit history, (ie: payments on credit cards, car payments, etc., made on time)
- No criminal history;
- No smoking of any sort, which includes e-cigarettes;
- Our realtors require an online application fee to process your application (every tenant over 18 yrs. must fill out a separate application).
We also would like to make you aware of some items that are contained in our Lease, and/or items that are necessary before signing a lease. Please make sure that you are comfortable with these items before moving forward with the application process:·
- Our Lease asks for: your employer information, a copy of your DL/military ID, your vehicle make/model/plate number, and an authorization form that includes your social security number;
- Renter’s insurance is mandatory ($300,000 personal liability along with coverage for your personal belongings). Renter’s insurance is about $200 per year.
- Annual inspections of the property will be conducted before the Landlord renews a Tenant’s lease to ensure they are maintaining their property in a good, clean, sanitary condition, except for normal wear and tear.
